HOUSE RULES CHECK IN AND CHECK OUT Regular check-in time is between 4PM and 5.30PM, unless an earlier check-in has been coordinated with us in advance. If you need to check-in between 5.30PM and 10.00PM, please let us know so that we can give the registration form to the after-hours guard. There's no check-in available after 10.00PM. At the time of check-in, you’ll be provided with an access card, so that you can come in and out of the property after 10.30PM. There’s a $50 fee for lost or unreturned cards. Check-out time is at 10AM. Unless a late check-out has been arranged and confirmed, our cleaning company will enter the property at 10am and it must be vacant at that time. You will be charged a $150/hr rate for any period of time the cleaning company has to wait for you past 10AM. If the cleaning company is unable to clean the property in a timely manner and for that reason the upcoming guest were to cancel or we had to provide any type of compensation to the new guest, you will be charged for the loss of rental income from a cancelled reservation or for the credit provided to the guest. OWNER PERSONAL BELONGINGS We keep our personal belongings inside some of the cabinets, which are locked. Please do not try to force the locks because they break easily. There is a $100 fine if the locks are broken and/or something has been removed. GRILL You can use the charcoal grill anytime, but it must be cleaned before you check-our or you'll incur an additional $50 fee. We don't provide charcoal, but you can either bring it yourself or buy it at the nearby Publix Supermarket. JETSKIS Guests are not allowed to bring any type of jet skis inside the property. HAZARDOUS PRACTICES Candle burning is not permitted inside the unit. PETS Pets are allowed with a Pet Fee of $100 non-refundable security deposit. If evidence of a pet(s) is found in the unit or on the premises without previous authorization, you will be asked to vacate immediately with no refund of rent or security deposit. Please see listing description for list of banned dog breeds. HOUSEKEEPING There is no daily housekeeping service unless requested and paid off in advance. A cleaned property is provided upon arrival. Fresh linens and towels are included and not to be taken from the unit. Lost, stained or damaged towels and/or bed linens will be deducted from your security deposit. An initial setup of toilet paper, soap and shampoo is provided but please note that we don’t replenish these items. Extra items needed are the responsibility of the guest. In case that you require additional housekeeping during your stay, we can provide it for a fee of $100. At check-out, if excessive cleaning is determined by the housekeeping company that is beyond a “normal” final clean, extra cleaning charges will be deducted from the security deposit. UTILITIES AND RESORT AMENITIES No compensation will be given for temporary outage of electricity, gas, water, cable, internet/wifi, telephone service or any of the resort amenities. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. NON-SMOKING UNIT Smoking is strictly prohibited inside the unit. Your damage deposit or security deposit will be forfeited and you will incur an additional charge of $500 for deodorizing the unit if any evidence of smoking is found. ENTRY BY OWNER Owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters or contractors. Owner will provide renter with at least 24 hours notice of Owners intent to enter (except in the case of an emergency). SLEEPING CAPACITY/DISTURBANCES Guest(s) and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises. No loud music or parties allowed. The campground enforces a strict silent zone after 10pm. HOLD HARMLESS The owner(s) of the property do not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity, internet/wifi or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control. MAINTENANCE Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos. FORGOTTEN ITEMS We are not responsible for any forgotten item(s) left in the house by the guests. ONLINE ORDERS We do not take any kind of shipments from any online retailer before your arrival. If you have things that need to be shipped before your arrival, please have them sent and hold at the local post office. To ensure Key Largo Kampground provides a timely and orderly registration and check-in process for all renters and guests, the following policies and procedures must be followed. ● Guest must submit Rental and Guest Registration Form at least 24 hours before guest arrival. Access could be denied into the Kamprgound if form is not submitted 24hr before arrival. ● All Renters and Guests must come into the office and register with a Reservation Specialist. ● Renters/Guests must provide a photo ID at time of registration.
