HOUSE RULES GUEST REGISTRATION Upon booking, all guests are required to provide the full names and ages of all occupants, along with contact phone numbers and email addresses for registration purposes. CHECK-IN AND CHECK-OUT Check-in occurs at The 1 Residences Front Desk, located at 102 24th St, Miami Beach. A credit card is required at check-in, with a hold of $200 per day (up to 7 days) to cover incidentals. The mandatory $60 + Tax/Night resort fee is also due at this time. Check-in time is after 3:00 PM, and check-out time is before 11:00 AM. Late check-out must be arranged and confirmed in advance; otherwise, our cleaning company will commence cleaning at 11:00 AM. Any delays will result in a $150/hr charge. Return keys to The 1 Residence's front desk upon check-out. PARKING Valet parking is available for $60 + Tax/Night with in/out privileges, payable directly to The 1 Residences Desk. HAZARDOUS PRACTICES Candle burning inside the unit and tampering with smoke detectors are strictly prohibited. PETS Pets are allowed with a non-refundable $300 pet fee. Unauthorized pets will result in immediate eviction without refund. HOUSEKEEPING Daily maid service is not included but can be arranged for a fee. Guests are responsible for any damage to linens or towels. UTILITIES AND RESORT AMENITIES No compensation will be given for temporary utility outages or resort amenity disruptions. NON-SMOKING UNIT Smoking is prohibited. A $150 deodorizing fee will be charged for evidence of smoking. ENTRY BY OWNER Owner may enter with 24 hours notice for emergencies, repairs, or property showings. SLEEPING CAPACITY/DISTURBANCES Occupancy exceeding capacity, illegal activity, or disturbances will result in immediate eviction. HOLD HARMLESS Owner is not liable for loss, damage, or injury, or inconveniences beyond its control. MAINTENANCE Report maintenance issues promptly; refunds will not be provided for equipment malfunctions. FORGOTTEN ITEMS Guests are responsible for any items left behind. Forgotten items can be shipped back for a fee. ONLINE ORDERS We do not accept shipments before your arrival; please arrange for deliveries to be held at the local post office. DESIGNATED PET AREA The property has recently completed a designated pet area on the south side of the building (along the 23rd street path to the beach). To ensure that our dog park remains a pleasant space for all residents and their four-legged companions, we kindly ask for your cooperation in adhering to the following rules: - Please utilize the designated dog park area exclusively for your dog's bathroom needs (This helps in maintaining cleanliness throughout the rest of the community). - Please refrain from allowing your pets to use the 1 Homes Front Entrance area to relieve themselves. - Clean Up After Your Dog: Always pick up after your dog and properly dispose of any waste in the provided receptacles. This not only keeps the dog park clean but also prevents the spread of diseases and maintains a safe environment for everyone. -Respect Quiet Hours: Be mindful of noise levels, especially during early morning and late evening hours. While dogs are welcome to enjoy the park at any time, excessive barking may disturb other residents. -Supervise Your Dog: Keep a watchful eye on your dog at all times and ensure they are behaving appropriately. This helps prevent any conflicts with other dogs or residents.

VALET PARKING For reservations 30 days or less, valet parking is $60 + Tax/night (with in and out privileges). AUDI E-TRON CAR Guest can move around Miami Beach using the free Audi E-Tron car, available on a first come first served basis, exclusively to the 1 Hotel Residence's guests (within a 3 mile ratio from the hotel, drop off only)
