HOUSE RULES GUEST REGISTRATION All guest are required to immediately after booking submit full name and age of all guests, contact phone number and email for registration purposes. CHECK IN AND CHECK OUT You will check-in at The 1 Residences Front Desk,. The 1 Hotel Residences has its own private lobby, separate from the hotel, located on 24th St, not on Collins Ave (102 24th St, Miami Beach). At check-in, You must provide a credit card, Front desk will authorize your credit card for $200/day (up to 7 days), to cover for any incidentals and misc. charges made in the hotel. At checkout whatever is not used from that hold is refunded back to guest in 3-5 business days. Guest must also pay the mandatory $66 + Taxe daily resort fee at the time of check-in. Check in time is after 3:00 PM. Check out time is before 11:00 AM. Unless a late check-out has been arranged and confirmed, our cleaning company will enter the property at 11am and it must be vacant at that time. You will be charged a $150/hr rate for any period of time the cleaning company has to wait past 11am. If the cleaning company is unable to clean the property in a timely manner and for that reason the upcoming guest were to cancel or we had to provide any type of compensation to the new guest, you will be charged for the loss of rental income from a cancelled reservation or for the credit provided to the guest. When you check out, just return the keys to the 1 Residence's front desk. PARKING $66 + Taxes/Per Night with in/out privileges. Parking fees must be paid directly to the 1 Residences Desk. HAZARDOUS PRACTICES Candle burning is not permitted inside the unit. Do not dismantle smoke detectors as they are there for your protection. PETS Pets are allowed with a Pet Fee of $300 non-refundable security deposit. If evidence of a pet(s) is found in the unit or on the premises without previous authorization, you will be asked to vacate immediately with no refund of rent or security deposit. Please see listing description for list of banned dog breeds. HOUSEKEEPING There is no daily maid service unless requested and paid off in advance. A cleaned room is provided upon arrival. Fresh linens and towels are included and not to be taken from the unit. Lost, stained or damaged towels and/or bed linens will be deducted from your security deposit. An initial setup of toilet paper, soap and shampoo is also provided but please note that we don’t replenish these items. Extra items needed are the responsibility of the Tenant. There is a $90 fee if you require additional maid service during your stay. At check-out, if excessive cleaning is determined by the housekeeping company that is beyond a “normal” final clean, extra cleaning charges will be deducted from the security deposit. UTILITIES AND RESORT AMENITIES No compensation will be given for temporary outage of electricity, gas, water, cable, internet/wifi, telephone service or any of the resort amenities. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. NON-SMOKING UNIT Smoking is strictly prohibited. Your security deposit will be forfeited and you will incur an additional charge of $150 for deodorizing if any evidence of smoking is found. ENTRY BY OWNER Owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters or contractors. Owner will provide renter with at least 24 hours notice of Owners intent to enter (except in the case of an emergency). SLEEPING CAPACITY/DISTURBANCES Guest(s) and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises. No loud music or parties allowed. HOLD HARMLESS The owner(s) of the property do not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity, internet/wifi or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control. MAINTENANCE Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos. FORGOTTEN ITEMS We are not responsible for any forgotten item(s) left in the unit by the guests. If the item is found, it can be shipped back to the guest for a handling fee of $50 + shipping rate. Abandoned items will be discharged. ONLINE ORDERS We do not take any kind of shipments from any online retailer before your arrival. If you have things that need to be shipped before your arrival, please have them sent and hold at the local post office. PET AREA The property has recently completed a designated pet area on the south side of the building (along the 23rd street path to the beach). To ensure that our dog park remains a pleasant space for all residents and their four-legged companions, we kindly ask for your cooperation in adhering to the following rules: Use the Designated Dog Park Area Only: Please utilize the designated dog park area exclusively for your dog's bathroom needs. This helps in maintaining cleanliness throughout the rest of the community. - Please refrain from allowing your pets to use the 1 Homes Front Entrance area to relieve themselves. - Clean Up After Your Dog: Always pick up after your dog and properly dispose of any waste in the provided receptacles. This not only keeps the dog park clean but also prevents the spread of diseases and maintains a safe environment for everyone. -Respect Quiet Hours: Be mindful of noise levels, especially during early morning and late evening hours. While dogs are welcome to enjoy the park at any time, excessive barking may disturb other residents. -Supervise Your Dog: Keep a watchful eye on your dog at all times and ensure they are behaving appropriately. This helps prevent any conflicts with other dogs or residents.

Parking For reservations of 30 days or less, valet parking is $66 + Taxes/night (with in and out privileges). Please note price can change at any moment. Complimentary Car Service Guest can move around Miami Beach using the free Audi E-Tron car, available on a first come first served basis, exclusively to the residence's guests (within a 3-mile radius from the hotel)
